Short answer: for one or two people on a trip of a week or less, a hotel is cheaper in almost every big US market in 2026, and the gap is not small. AirROI’s spring analysis of 28 US cities found hotels beat whole-home Airbnbs for a couple on a three-night stay in 27 of them, once cleaning fees, service fees and taxes were added. Airbnb wins when you need two or more hotel rooms’ worth of space: families and groups of four to six save money on Airbnb in most markets from about three nights, and the saving grows the longer you stay. Two things changed this year: Airbnb has moved to a single 15.5% fee paid by the host, so the price you see is the price you pay before tax, and a US federal rule now forces hotels to show resort fees in the headline price. Below: the data, the exceptions, and the cities where the choice has been made for you.

The 2026 fee changes that reset the comparison

Older comparisons were written when Airbnb added a guest fee of roughly 14% at checkout and hotels buried resort fees until the final screen. Both habits are gone.

Airbnb’s single host fee. Airbnb is retiring its split fee (hosts paid about 3%, guests 14.1% to 16.5% on top of the listing price) in favour of a single 15.5% service fee deducted from the host’s payout. Airbnb’s own example: a listing shown at $115 (about £86) is what the guest pays before tax, and the host receives $97. Hosts outside the European Economic Area had until 15 September 2026 to reprice; hosts in the EEA and Switzerland had until 13 October. Airbnb’s fee help page says most hosts now pay 15.5%, with 16% in Brazil and Mexico. Many hosts have simply raised their nightly price to cover the fee, so your total has not necessarily fallen; what has changed is that the search-results price is now the real price before taxes.

Total price by default. Since 21 April 2025, Airbnb search results worldwide show the total for your dates including cleaning and service fees, with taxes added at checkout.

Hotels and the US junk-fee rule. The Federal Trade Commission’s rule on live-event ticketing and short-term lodging took effect on 12 May 2025. Hotels and rental platforms selling to US consumers must now make the all-in price, including mandatory resort or destination fees, the most prominent price shown. Taxes can still be excluded if disclosed before you pay. The rule does not ban resort fees; a $40 (about £30) nightly fee is still charged, but it can no longer appear as a surprise.

What the all-in numbers say

The most thorough recent comparison we found is AirROI’s April 2026 study of 28 US markets, which priced a three-night stay for one room on both platforms with every fee and tax included. The results are lopsided.

Three findings matter most. For a couple, the Airbnb premium ranged from 26% in Washington DC to 163% in Gulf Shores, Alabama; the only market where Airbnb won was New York, by 11%, where hotel rates are extreme. For a family, the picture inverts: one Airbnb against two hotel rooms wins in 19 of 28 markets at three nights and 22 at seven. AirROI’s Orlando example has a family of four for five nights paying about $1,790 (about £1,337) on Airbnb against about $2,239 (about £1,673) for two rooms, a saving of roughly 20%. And resort towns are where the cleaning fee hurts most: San Diego and Panama City Beach had median cleaning fees above $300 (about £224), and Gulf Shores, Destin and Breckenridge never reached break-even even for families.

For context, CoStar put the average US hotel room at $161.78 (about £121) a night in August 2026, up 1.5% on the year, and Airbnb’s second-quarter results describe only a moderate rise in its own average rate. Neither side is running away from the other.

Two caveats. The study is US-only; lower hotel rates in Lisbon or Bangkok narrow the gap, and restrictions in Barcelona and Paris shrink the pool of legal Airbnbs. And it uses averages: a tired three-star by a motorway and a one-bed flat in the old town are not the same product, even if the flat costs 40% more.

When a hotel wins

One or two people, one to four nights. The clearest case in the data. A $150 to $300 cleaning fee spread over two nights adds $75 to $150 a night to a flat already priced above a comparable room. For a weekend city break, book the hotel.

You want to cancel freely. Most hotel rates on the big booking sites come with free cancellation until a day or two before arrival. Airbnb’s policies vary by listing. The company moved eligible listings from Strict to Firm cancellation in 2026 and made the terms easier to see before booking, but a flexible policy is still the exception rather than the default, and the deadline is usually well before arrival. Our guide to how far ahead to book a hotel explains why a refundable hotel rate booked early and re-checked at two weeks is the cheapest strategy for most city trips; that strategy barely exists on Airbnb.

You arrive late or leave early. A 24-hour desk, luggage storage and no lockbox code to find at 1am are worth real money after a long-haul flight. When self check-in fails on Airbnb, there is nobody downstairs.

You collect points or status. Hotel stays earn loyalty points and status, which can mean free breakfast, upgrades and late check-out next time. Airbnb has nothing comparable.

The city has effectively banned short-term rentals. In New York, Budapest’s sixth district and, from late 2028, Barcelona, the legal supply is a fraction of what it was and priced accordingly. See the restrictions section.

It is your first visit. A hotel in the right area beats a flat in the wrong one. Our Tokyo, Rome and Lisbon guides are built around that choice.

When Airbnb wins

Four or more people. The moment you need two hotel rooms, the comparison flips: one cleaning fee and one set of taxes against two rooms and two of everything. AirROI’s family break-even was under a night in New York and under three nights in most big cities. For six or more, a rental wins almost everywhere except resort towns with $300 cleaning fees.

Five nights or longer. The cleaning fee is fixed; spread over a week it fades, and many hosts add weekly discounts. A fortnight in one flat in Bali or Lisbon is very often cheaper than a fortnight in a hotel, before you count the breakfasts you cook.

You need a kitchen, a washing machine or a door between you and the children. Putting a toddler to bed at 7pm in a hotel room means lights off for everyone. A separate bedroom is the biggest quality-of-life upgrade on a family trip, whatever the spreadsheet says.

The middle option: aparthotels

If you want Airbnb’s kitchen and space with a hotel’s front desk, free cancellation and no cleaning fee, there is a category built for that, and it is the one we book most often for family trips. Aparthotels sell studios and one- or two-bedroom suites with kitchens, usually at falling rates for longer stays, on the same booking sites and cancellation terms as hotels. Because they are licensed as hotels, they also sidestep the short-term-rental bans.

  • New York: Residence Inn by Marriott New York Manhattan/Central Park at 1717 Broadway has studios and suites with full kitchens, a free hot breakfast buffet and free grocery delivery, a few blocks from Central Park and Times Square. In a city where whole-flat rentals under 30 nights are illegal, this is the realistic family option.
  • London: Locke at Broken Wharf has 113 studios and suites with kitchens on the Thames beside the Millennium Bridge, a short walk from St Paul’s, with a 24-hour gym, co-working space and a cafe-bar downstairs. Weekly cleaning rather than daily, which is part of how it keeps rates down.
  • Paris: Aparthotel Adagio Paris Centre Tour Eiffel is a four-star property by the Seine with 375 apartments from two-person studios to three-room units for six, all with full kitchens, and Adagio prices by apartment size rather than head count, with reductions from four nights. With Paris capping primary-residence Airbnbs at 90 nights a year, licensed aparthotels are much of the legal family supply.

The trade-off is character: an aparthotel is a hotel with a hob, not a walk-up with a view over the rooftops. For a family of four on a five-night city trip it is usually the cheapest option that still has someone at reception.

Cities where Airbnb is restricted or disappearing

In a growing list of cities the question is not which is cheaper but which is available.

CityRule in 2026What it means for you
New YorkLocal Law 18: whole-home rentals under 30 nights are illegal; a registered host must live in the unit and stay there with you; maximum two guests, excluding children under fourAlmost no legal whole flats; book a hotel or aparthotel, or stay 30+ nights
BarcelonaAll 10,101 tourist-apartment licences expire by November 2028 and will not be renewed; the plan survived a Constitutional Court challenge in 2025Supply shrinking each year; licensed flats still legal until their permit ends
ParisPrimary residences capped at 90 nights a year since 1 January 2025 under the Loi Le Meur; every listing must show a 13-digit registration numberFewer whole flats in summer; check for the registration number before booking
LondonWhole homes can be let short-term for a maximum of 90 nights per calendar year without planning permission under the Deregulation Act 2015 (see Haringey Council’s guidance)Plenty of listings, but many are professionally run flats in blocks rather than homes
Budapest (District VI)Full ban on short-term rentals from 1 January 2026No legal Airbnbs in Terézváros; neighbouring districts unaffected
Rules checked in October 2026 against city and council sources and the Deep Arrival and Minut regulation trackers. Local rules change often; confirm before a long booking.

New York shows what a ban does to prices: after Local Law 18 enforcement began in September 2023, active listings fell from more than 22,000 to a few thousand and hotel rates rose about 6% over the following year. Plan on a hotel from the start.

The costs that still hide on both sides

On Airbnb. The cleaning fee is the big one: a NerdWallet survey cited by AirROI put the median at $75 (about £56) for a one-night stay, and whole-home medians across AirROI’s 28 markets ran from $129 (about £96) in Kill Devil Hills to about $307 (about £229) in San Diego. Lodging taxes, added at checkout, ranged from 11% in Breckenridge to 17.4% in Chicago. If your host is still on the split-fee model, the 14.1% to 16.5% guest fee applies, and paying in a different currency from the listing pushes it to the top of that range. Pet and extra-guest fees are in the total but easy to miss, and a mid-trip problem is resolved through Airbnb’s support rather than a desk downstairs.

In hotels. Resort and destination fees are now in the headline price for US bookings but still arrive as a separate line, often around $40 to $50 (about £30 to £37) a night at US resort hotels. Parking at city-centre hotels is rarely included, breakfast that looks included often is not, and most European cities charge a per-person, per-night tourist tax collected at the hotel rather than through the booking site.

Put both totals side by side for your exact dates, with taxes, then add what happens outside the booking: breakfast for four, the taxi from a flat with no metro, and the value of being able to cancel.

Our decision rule

  • One or two people, under five nights, in a city: hotel. The data is not close.
  • Family of four or more, three nights or longer: Airbnb or an aparthotel. Compare one flat against two hotel rooms, not one.
  • A week or more anywhere: rental, unless the destination has a $300 cleaning-fee culture, in which case price an aparthotel too.
  • New York, central Barcelona, Budapest VI: hotel. The legal supply is too thin to be worth the search.
  • Group of six or more at a beach or in the mountains: villa or large rental, and split the cleaning fee six ways.

FAQ

Is Airbnb cheaper than a hotel in 2026?

For one or two people on a short stay, usually not. AirROI’s April 2026 study of 28 US markets found hotels cheaper in 27 of them for a couple staying three nights. For families needing two rooms, Airbnb was cheaper in 19 of 28 markets at three nights and 22 at seven.

Did Airbnb get rid of the guest service fee?

It is in the process of doing so. Airbnb is replacing its split fee with a single 15.5% fee paid by the host, with repricing deadlines of 15 September 2026 outside the European Economic Area and 13 October inside it. Once a host has switched, the listing price is what you pay before tax. Many hosts have raised prices to compensate, so do not expect the total to fall by 14%.

Can I still book an Airbnb in New York?

Only a room in a registered host’s own home, with the host present and a maximum of two guests, or a whole flat for 30 nights or more. Whole-apartment stays under 30 nights are illegal under Local Law 18.

What is the best alternative to Airbnb for families?

An aparthotel or extended-stay hotel: a kitchen, a separate bedroom and often free breakfast, with hotel-style cancellation and a front desk, and no cleaning fee. They are listed on the same booking sites as ordinary hotels and are legal in cities that restrict short-term rentals.

How we researched this: figures were checked in October 2026 against AirROI’s 28-market pricing analysis (April 2026), Airbnb’s Resource Center and help-centre pages on service fees, Airbnb’s Q2 2026 results, CoStar’s August 2026 US hotel data via Hotel Online, New York City’s Local Law 18 page, Haringey Council’s guidance on London’s 90-night rule, the Minut and Deep Arrival regulation trackers, and reporting on the FTC junk-fee rule and Barcelona’s licence phase-out. Sterling conversions use the late-October 2026 rate (US$1 = £0.75), rounded. Prices and rules move; confirm before you book.
